Palm Beach County commissioners recently approved three large-scale commercial projects in the Agricultural Reserve, two of them across the street from each other on Boynton Beach Boulevard at the Acme Dairy Road intersection.

One of the projects, The District, will feature indoor pickleball courts, a fitness center, a microbrewery with a tap room, warehouses and a storage facility that will have lockers for expensive wines. Construction could begin by the middle of next year. It will be built on 47.2 acres.

To make it happen, county commissioners had to approve a land-use and zoning change, which they voted unanimously on Aug. 24 to do. Two prominent South Florida developers, the Channing Corporation and the Butters Group, will now move forward with their building plans.

Channing said he and his partner, Malcom Butters, worked with the area residents to give them what they wanted.

The plans were developed in consultation with two residents groups, the Coalition of Boynton West Residential Associations and the Boynton Ag Reserve Communities.

On the south side of Boynton Beach Boulevard will be Logan Ranch, a residential community that would include apartments and possibly townhouses. At the meeting, the developer said 314 residences are planned, with most of them apartments with 79 of them set aside as workforce housing.

Plans call for six four-story buildings and seven two-story buildings. The smaller ones would contain the townhouses.

Also approved Thursday was a land-use change on 8 acres on the west side of State Road 7 near Atlantic Avenue. The builder expects to construct warehouses and office space on the parcel. The project can be no more than 155,000 square feet. The builder said there is a need for light industrial uses to serve the area’s increasing residential population.

A property just west of Florida’s Turnpike near Wellington could be developed as a mixed-use project with a hotel, medical offices and self-storage.

KS Lake Worth LLC filed a small-scale land use amendment titled Lake Worth Crossing with Palm Beach County officials concerning the 9.15-acre site at 8344 Lake Worth Road, plus 4049, 4089 and 4111 Hooks Road. It currently has a barn and a single-family home but it’s mostly vacant.

The property is currently zoned “agricultural residential.” The county approved a development plan there in 2009 for a “lifestyle center” with a mix of restaurants, hotel, residential, and live/work units that mix homes and workplaces in a single space.

KS Lake Worth submitted a preliminary site plan to the county showcasing a 196,970-square-foot project. It would consist of a 127-room hotel in three stories totaling 53,690 square feet, 107,030 square feet of self-storage in three stories, and 36,000 square feet of medical offices in three stories. There would be 348 surface parking spaces.

Minto Communities has unveiled plans for the 50-acre business park portion of the city of Westlake, which it is developing in western Palm Beach County.

The city was approved for 2.2 million square feet of commercial space, in addition to 4,500 homes. The home development is well underway, and hundreds of people are living there.

Minto Communities, the master developer, recently received city approval for the first phase of the commercial project. Deerfield Beach-based Konover South has agreed to buy 7 acres from Minto in order to build restaurant/retail buildings of 7,000 and 9,450 square feet. Called the Shoppes of Westlake Landings, it would be near the 7-Eleven service station that’s currently under construction.

Minto said another local developer has a 5.75-acre parcel in Westlake under contract in order to build a 107,290-square-foot self-storage facility. In addition, a 14.5-acre site is planned for an entertainment/sports concept and a 17.5-acre property is slated for a flex office/warehouse project. Minto said it’s discussing the latter two projects with several interested developers.

Publix also has plans for a 50,000-square-foot store in Westlake.
